The portfolio’s principal shopping-centre opportunity brings two adjoining erven together into a coherent retail site. The historical scheme envisages 22,000 m² of lettable space, providing a starting point for a centre serving surrounding communities and complementing the proposed housing, fuel and business uses nearby.

Planning, extent and constraints
Erven 5152 and 5153 are being consolidated. The supplied drawing allocates 1,473 m² of 5152 to access, leaving 1.4804 ha + 5.3835 ha = 6.8639 ha as the planned Ext 19 land. The drawn access edge is approximate; 7.0112 ha is the combined original survey area.
- The 22,000 m² retail concept is recorded in the historical valuation; current rights, access and service delivery must be confirmed.
- The survey figure combines the two original erven. The current access proposal describes a smaller 6.8639 ha remainder; consolidation and registration are pending.
